SECTION KB-200I - PROPERTY OWNERSHIP, TITLE, EQUITY & THIRD-PARTY PROTECTION FRAMEWORK

Purpose

The purpose of this section is to define how ownership, title, equity, post-closing responsibilities, property management, rental income, and optional third-party protection tools should be understood within the First Condo Program.

Core Ownership Principle

The First Condo Program is intended to help selected Qualified Candidates move toward ownership through a regular real estate transaction.

Ownership does not transfer through Home Ahead.

Ownership transfers through the normal legal closing process between the seller and the buyer, handled through the appropriate real estate, mortgage, legal, and closing process.

A participant does not become an owner before closing.

A participant does not receive title before closing.

A participant does not become an Ownership Winner before closing.

A participant becomes an owner only after the transaction successfully closes and legal ownership transfer is completed.

Home Ahead Title Position

Home Ahead is not on title.

Home Ahead does not receive:

• Equity

• Appreciation

• Resale proceeds

• Refinance proceeds

• Rental income share

• Rent share

• Profit share

from the Ownership Winner.

After successful closing, the Ownership Winner is intended to hold ownership and title in accordance with the final legal ownership structure and closing documents, subject to any mortgage, registered interests, legal obligations, tenant obligations, third-party agreements, and closing documents.

Before Closing

Before closing:

• The participant is not the owner

• Ownership has not transferred

• Title has not transferred

• Equity has not been created for the participant through the transaction

• Profit has not been created

• Rental income has not been earned

• Closing has not occurred

No communication should suggest that ownership, title, equity, profit, rental income, appreciation, or closing has already occurred before the transaction successfully closes.

After Closing

After successful closing, the Ownership Winner may become the owner with legal title, subject to the final legal ownership structure, mortgage terms, registered interests, legal obligations, tenant rules, third-party agreements, and closing documents.

The owner may sell, refinance, change property management, or make ownership-related decisions after closing, subject to:

• Mortgage terms

• Legal requirements

• Tenant rules

• Third-party agreements

• Insurance terms

• Property management agreements

• Written closing documents

• Any other applicable legal or contractual obligations

Home Ahead does not place post-closing restrictions on sale, refinance, property management, or ownership decisions unless a separate written agreement reviewed and approved by legal counsel states otherwise.

Ownership Responsibility

The First Condo Program may help selected Qualified Candidates access ownership, but ownership carries responsibilities.

After closing, the owner is responsible for:

• Mortgage payments

• Property taxes

• Condo fees

• Insurance

• Maintenance

• Repairs

• Legal obligations

• Tenant matters

• Vacancy risk

• Carrying costs

• Long-term ownership decisions

• Other ownership responsibilities

These responsibilities remain subject to any applicable mortgage terms, legal obligations, tenant rules, third-party agreements, insurance terms, support arrangements, and closing documents.

Home Ahead does not become the owner, landlord, property manager, insurer, lender, guarantor, or legal advisor unless a separate written agreement specifically states otherwise.

Rental Income Principle

Rental income may help support the ownership structure, but rental income must not be described as guaranteed unless a specific third-party rent guarantee product or written agreement applies.

Tenant placement may be arranged, supported, referred, coordinated, or introduced where available, but tenant placement must not be described as guaranteed unless a written third-party agreement confirms it.

Home Ahead must not guarantee:

• Tenant placement

• Tenant behaviour

• Rent payment

• Vacancy elimination

• Rental income

• Rent coverage

• Maintenance costs

• Repair costs

• Property value

• Resale value

• Future refinance

• Future buyback

• Future market value

Third-Party Protection Tools

Third-party protection tools and support services may be available where applicable.

These may include:

• Rent guarantee insurance

• Rental protection options

• Property management services

• Tenant placement services

• Landlord insurance

• Repair and maintenance referrals

• Resale support

• Refinance guidance

• Cash-flow support partners

• Equity support partners

• Buyback-related options

• Other third-party support tools

These are optional third-party products or services unless a separate written agreement states otherwise.

Home Ahead does not guarantee the availability, approval, cost, suitability, coverage, performance, or outcome of any third-party product or service.

Third-party options may depend on:

• Provider terms

• Property type

• Property location

• Participant eligibility

• Timing

• Cost

• Approval

Buyback-Related Options

Buyback-related options may be mentioned only as optional third-party post-closing options where available.

Buyback-related options must not be described as:

• An assured exit strategy

Home Ahead Role After Closing

After closing, Home Ahead may provide education, guidance, referrals, introductions, coordination support, or information regarding available support tools where appropriate.

Home Ahead’s role is not to guarantee ownership outcomes after closing.

Home Ahead’s role is not to guarantee rental income, protection, buyback, refinance, resale, tenant performance, property management, or future financial outcomes.

Home Ahead may help participants understand available options, but the final responsibility for ownership decisions belongs to the owner, subject to applicable legal, mortgage, tenant, insurance, third-party, and closing obligations.

Guiding Principle

The First Condo Program facilitates missing pieces that may help selected Qualified Candidates complete an ownership opportunity, including support related to down payment and closing cost shortfalls where approved. After successful closing, ownership belongs to the Ownership Winner in accordance with the legal closing documents. Optional third-party protection tools may be available, but they must be described accurately as third-party options, not Home Ahead guarantees.
